Lease-to-Own
In general, lease-to-purchase refers to methods by which a lease provides for the lessee to eventually purchase the property.
A common lease-purchase strategy is to include an option-to-purchase provision in the lease.
This clause provides that the lessee may purchase the leased premises for a specified period of time and in accordance with the terms specified in the lease.
This mod allows the lessee to purchase leased equipment at a price reduced by the lease payments made to date. Lease rates and fees remain as defined in the base set.
The purchase fee reduction is limited to 20 hours of operation and 3 years of lease term. All fees paid above these limits do not reduce the price of the equipment: the standard lease terms of the base set remain in effect.
The post-lease residual value of the vehicle is 22% of the initial price. It is designed to avoid the negative vehicle purchase fee: the long overdue lease purchase may not add money to the tenant’s account.
Example 1: the target residual value was reached (both the lease period and the operating time used in full).
The cost of the equipment was 100 000, and the owner decides to buy it after 3 years. The total operating hours count is 20.
